Have you seen your 2007 "assessment (tax!)" yet?

Wow, I guess the cost of sending all that cash to Wildwood and Jennings has gone up! How much has your bill gone up you say? Well how's 20-35% grab you?

May we have your thoughts please?

This was posted br "Anonymous" under another header. I took the liberty of moving it under the new "Tax" header.

Well now. Just got my reassessment of property in the mail and I must say that Crestwood has become a much more expensive place to live. The reassessment, 33% increase, will now cost me an extra $629. annually or $2,596. This means that Crestwood will now get a bigger chunk of tax money. Not sure how I feel about this right now as I am still in shock. It also means that the schools, library, Zoo and many other entities will have more of my money to spend on upgrading their various needs. St Louis county says that they haven't raised their tax rate in some 18 years but who needs to when they gain so much by these exorbitant reassessments. They should have just left the reassessments the same and raised their tax rate 33%. Did inflation go up that much? I think not.

Relax, all of the taxing jurisdictions, including Crestwood, are required to roll back their tax rate. The only "New" money they will get will be for NEW construction,the CPI and any voter approved tax increase... Keep in mind that the Special School District got a big one approved last Novemeber, so watch that one.

Crestwood's tax rate will go down.

If you don't trust them to do it, the State Auditor will make sure they do.... All rates have to be signed off on by the State Auditor's Office. In August, just go up to City Hall and ask to see the State Auditor's Certification of the tax rate.

It's a countywide problem. Crestwood sold us the same line with no tax increases since 19XX etc. And Lindbergh the same. What they are doing is very deceptive.

I urge you to do the projected calculations and figure out what year that your property taxes will be more than your mortgage payments. You'll be surprised that it is sooner than you think. This is a HUGE problem that must be stopped sooner than later.

I'm also trying to form a small group to revise the laws on how a municipality and school district can use your tax dollars to push tax increases without opposing views. Stay tuned.

This is why you should vote NO to any tax increase!

If Crestwood must roll back, why does my property tax bill go up every year??

You can't recieve services unless you pay for them. Taxes are an unfortunate biproduct of our society.

We have seen that there was fat to cut out of Crestwood's budget. There is probably still plenty of room for improvement.

What good are the services if the taxes force the average homeowners out of their homes? These rate increases are worse than some credit cards.

Other states are working on Real Estate tax freezes. Of course they will get the money from other sources. (new taxes on services)

You should be able to find this on the St. Louis County web site. Google the site and go to city by city revenue, as well as school districts.

Failing that contact Ms. Justina Tate, and she can help you. By the way she is a breath of fresh air! Every time I have called her, she get's right back to me with the information I requested.
